• What types of facilities does The Bridges Family Resort & Tennis Club have?
  Indoor pool, outdoor pool, outdoor wading pool, outdoor hot tub, fitness room, 2 hard tennis courts (outdoor), 8 Har-tru clay tennis courts (outdoor), 2 Har-tru clay tennis courts (indoor), game room, playground, volleyball, horseshoes,Wi-Fi in the recreation center and cafe.
• What do the assessments include?
  Maintenance of the physical plant, landscaping, firewood, snow removal, garbage removal, cable tv, phone service with voice mail, etc.
• How much money is available in capital reserves?
  As of February, 2009 approximately $164,000 is available in capital reserves.
• How much gross rental income does a unit generate in a year?
  This answer is variable based on the size of the unit, the condition of its furnishings, the amount of time the owner uses the unit and the type of rentals the unit owner will allow (groups, corporate, students, etc.).
• What commission percentage does the Bridges Rental Program receive on gross rental income and what does this commission cover?
  The Bridges receives 47%. This covers housekeeping, amenities, the toll free reservations line, advertising, linen, ski shuttle service, etc.
• Are there any other fees that as an owner I am responsible for paying to The Bridges?
  There is a Supplemental Recreation Fee and a Service Fee which are described in Administrative Rule 30. Each fee is $5 per bedroom per night and applies under certain circumstances (please see attached Rule).
  Maintenance work requested by a guest or an owner (a work order) will also be billed directly to the owner.
  Any housekeeping charges not covered by the 47% commission received on Bridges rentals will be billed directly to the owner.
